Full-time PAYG, 60 to 70 per cent LVR, a fixed rate ending in the next one to four months, and a revert rate they have now seen written down. They want the refinance done before the roll. Speed matters more than rate here: they will go with whoever calls first and sounds competent.

Are your mortgage leads exclusive?
Yes. One enquiry goes to one broker, matched by the borrower’s postcode to the areas you nominated. We do not share leads between brokers and we do not resell them later.
What split of purchase, refinance and first home buyer should I expect?
It moves with the rate cycle. Through mid-2026 refinance and fixed-rate-expiry enquiries have been the largest share, with first home buyer and purchase enquiries steady behind them. We tell you the current mix for your states before you commit to a cap.

Do I need to be a mortgage broker specifically?
You need an Australian Credit Licence or to be an authorised credit representative of one, checked on ASIC Connect, and to write residential lending in the areas you ask for. Finance brokers who write home loans as well as asset finance are welcome.
